End of Lease Cleaning Costs in Canberra: Inclusions and Add-ons

Comparing end-of-lease quotes is easier when the same rooms and tasks appear on each one. This guide explains Dustate’s Canberra starting prices and the details that can change the final written quote.

Current advertised starting prices

Figures are in AUD. Dustate provides a fixed, GST-inclusive written quote for the agreed scope before booking. These are starting prices, not a claim about the average price of every Canberra cleaner or the total for a property that has not been assessed.

Describe size beyond the bedroom count

Bedrooms are a useful starting point, but bathrooms, separate toilets, additional living areas and property condition also matter. Say whether the home will be vacant and whether there are balconies, a garage or extra areas you want included.

Photos should show representative condition rather than only the tidiest room. Include the oven, bathrooms and any areas with heavy buildup or unusual marks. Disclosing them before booking helps avoid a scope that is too small for the work you expect.

Keep inclusions visible in the quote

Dustate’s current service includes oven and rangehood cleaning, inside cupboards and drawers, bathroom detail, skirtings, window sills and internal tracks, and floors. Check those tasks against your property-specific quote, and identify additional appliance interiors or wall treatment separately. An attractive total is difficult to compare if one quote includes detailed work and another excludes it.

Common separately quoted work

Carpet steam cleaning is not included in the end-of-lease price. External window cleaning is separately quoted too. Garages, balconies, wall treatment and unusual residue need explicit scope decisions. Ask whether any disposal or heavy-item movement is included instead of assuming it is part of cleaning.

For carpets, list the bedrooms, living areas, hallways, stairs and any stains or pet-related concerns. For glass, identify internal or external work and access. These details prevent an add-on described as “carpets and windows” from hiding several different tasks.

Compare two quotes on the same basis

Do not add every published starting price together and treat the result as a confirmed offer. Bundles, access and property condition need to be assessed in the actual written quote.

Keep the price separate from bond advice

The ACT Government publishes tenancy-ending guidance. If there is a disagreement about a tenant’s cleaning responsibility, obtain tenancy advice; paying for a clean does not settle every bond question.
