Airbnb Turnover Cleaning Checklist for Canberra Hosts

A turnover clean sits between a guest leaving and the next arrival. This checklist helps Canberra short-stay hosts define the cleaning, linen and reporting tasks while leaving booking decisions and property responsibilities with the host.

Illustrated Dustate guide: Airbnb Turnover Cleaning Checklist for Canberra Hosts

A turnover clean sits between a guest leaving and the next arrival. This checklist helps Canberra short-stay hosts define the cleaning, linen and reporting tasks while leaving booking decisions and property responsibilities with the host.

Confirm the turnover window

Give the checkout time, earliest permitted cleaner entry and required completion time. Tell Dustate about approved late checkout or early arrival requests as soon as they change. A gap in the calendar is not automatically enough time for every cleaning, laundry or maintenance task.

Dustate’s Airbnb and short-stay service starts from $135 in AUD, with a fixed, GST-inclusive written quote for the property and agreed tasks. That figure should not be treated as an all-inclusive price for every listing size, linen service or restocking requirement.

Prepare the host’s handover note

DetailWhat to supply
EntryPrivate access instructions and a backup contact
Rooms and bedsLayout, bed sizes and agreed presentation
LinenLocation of clean sets and handling of used linen
ConsumablesHost-supplied items, storage and agreed restocking
ExceptionsHow damage, missing items or unusual mess is reported
CompletionThe person who confirms guest readiness

Agree whether linen changing, laundering or off-site handling is included. These are different tasks. A cleaner cannot make a same-day bed ready if the only linen set is still waiting to be washed and that process was never part of the booking.

Kitchen and bathroom checklist

Specify kitchen surfaces, sink, appliance exteriors and any agreed interiors. Decide how leftover food and dishes are handled, including items that may belong to the host. The cleaner should not have to guess which cupboard contents are to be discarded.

For bathrooms, list the shower, toilet, basin, mirror and floors. Identify the clean towels and supplies to place out. Product use must suit the surfaces and instructions; avoid describing an ordinary turnover as sterilisation or a guarantee against every health risk.

Bedrooms and living areas

  • Change linen and set beds where that task is agreed.
  • Check accessible guest areas for belongings and report found items.
  • Dust the specified surfaces and clean the agreed floors.
  • Identify stains, damage or missing items through the host’s process.
  • Set out host-supplied items according to the agreed layout.
  • Keep locked owner storage and private documents outside the scope.

Photographs of the intended room layout can reduce uncertainty, but use images that show only what the cleaner needs. Do not share guest identity documents or access codes in an openly accessible checklist.

Keep periodic work out of the last-minute rush

A turnover is not automatically a deep clean of every cupboard, carpet and exterior pane. Plan periodic detail separately and give it adequate access. For glass, the window-cleaning guide explains how to identify sides, tracks and difficult areas.

If a guest reports a spill or the property has unusual mess, send photos where appropriate and request a revised scope before assuming it fits the ordinary turnover. Maintenance concerns may need the host’s decision or a suitable trade, rather than an unapproved repair by the cleaner.

Complete the host’s final check

Airbnb’s ground rules for home hosts include cleanliness expectations. The host remains responsible for the listing, guest communication and any applicable platform obligations. A cleaning completion message does not replace the host’s decision that the property is ready.

Agree how the cleaner reports exceptions and what happens if a problem prevents completion. Give the contact enough time to respond before guest arrival. Avoid promising a guaranteed review score or occupancy outcome from a cleaning service.

If a turnover reveals a sofa stain or pet-related issue, use the upholstery and pet-treatment quote guide to request that additional assessment before the next booking.

FAQs

Is linen laundering included automatically?

No. Confirm changing, washing, drying and any off-site handling separately, along with the supply of spare sets and the available turnaround time.

Can the cleaner approve an early guest check-in?

Guest access decisions belong to the host or authorised manager. Coordinate timing and completion information rather than asking the cleaner to change the reservation arrangement.
