Builders Cleaning Checklist for Canberra Property Handover

A builders clean prepares an agreed site for presentation after construction work. This checklist helps Canberra owners, builders and property managers separate ordinary handover cleaning from unfinished trades, defects and hazardous-material work.

Illustrated Dustate guide: Builders Cleaning Checklist for Canberra Property Handover

A builders clean prepares an agreed site for presentation after construction work. This checklist helps Canberra owners, builders and property managers separate ordinary handover cleaning from unfinished trades, defects and hazardous-material work.

Confirm the site is ready for cleaning

Tell Dustate which trades are finished, which areas are released for access and whether anyone will continue cutting, sanding or painting during the proposed visit. A final clean booked before dust-producing work ends may need a later return, which should not be assumed included.

Provide site rules, induction requirements, available utilities and a named contact with authority to release rooms. Ask for a site assessment where the condition or hazards are unclear. The construction cleaning service is the destination for a written scope, not a substitute for the builder’s site-safety process.

Major construction-waste removal, hazardous materials and unfinished trade work are outside the standard clean. Identify them before booking so the site can be made ready and any separate arrangements can be confirmed.

Identify hazardous dust and materials first

Building dust is not all ordinary household dust. If silica-containing material has been cut or asbestos is suspected, tell the responsible builder or specialist before cleaning is arranged. Do not dry-sweep unknown dust or use a household vacuum to test whether the site is ready.

Safe Work Australia’s silica housekeeping guidance distinguishes hazardous-dust cleanup from routine domestic methods. Specialist assessment and suitable controls must precede any work that depends on them. An ordinary builders-clean quote is not hazardous-material remediation or clearance certification.

Agree the room-by-room scope

AreaItems to list in the cleaning scopeSeparate decisions
KitchenAccessible surfaces, cabinet interiors and exterior fittingsProtective-film handling and uncured finishes
BathroomsFixtures, mirrors, accessible tiles and floorsCement or grout residue and damaged surfaces
Living areasAccessible ledges, doors, skirtings and floorsAdhesive, paint marks and high-level work
GlazingSpecified panes, frames, tracks and sillsStickers, construction residue and access
External areasNamed paths or entry areasWaste removal and pressure washing

Do not ask for all protective films or labels to be removed without the builder’s approval. Some identify products or protect work still being completed. Removal methods also need to suit the finish.

Distinguish cleaning from defects

A scratched pane, chipped tile, leaking fixture or incomplete seal is a defect to record, not a mark the cleaner should be expected to remove. Provide a way to report concerns before work is attempted. Photographs can help distinguish the starting condition from the completed clean, subject to privacy and site rules.

For glazing, read the window cleaning guide and identify building residue separately. A standard glass-cleaning bundle should not be treated as permission to scrape every new window.

Price the actual stage of work

Dustate advertises a light builders clean from $180 and a detailed builders clean from $300. These are AUD starting prices, with a fixed, GST-inclusive written quote based on the site. They do not define a universal number of rooms or include every residue type.

Explain whether you need an initial clean, a detailed handover clean or an additional presentation visit after trades return. Ask who removes construction waste and whether disposal is included. Access Canberra’s building-site pollution guidance is relevant when waste or washwater needs controls.

Handover checklist

  • Confirm released areas and any remaining trade activity.
  • Supply a surface and residue list, with photos where useful.
  • Resolve hazardous-material questions before the booking.
  • Agree glass, high-level work, waste and external areas explicitly.
  • Record defects separately from cleaning observations.
  • Nominate the person who checks completion against the scope.

For an occupied home after smaller building work, use the after-renovation room checklist to identify the rooms affected once site hazards are resolved.

Arrange a scoped handover clean

Send Dustate the site address, room list, work stage, photos and proposed handover date. Request a written construction-cleaning quote after the access and hazard requirements are understood.

FAQs

Does a builders clean certify the property for occupation?

No. Cleaning completion does not replace building approvals, trade certificates or any required specialist clearance.

Can cleaning happen while trades are still working?

It depends on the site and released areas. Disclose the programme so access, contamination and any later cleaning can be planned and quoted separately.
